This was a 2 bed cottage in need of a complete renovation.

THE PROJECT

The renovation of 40 Burbage was a full-scale project that completely transformed the property, turning it into a modern, comfortable space that perfectly fits the needs of contemporary living.

Loft Conversion: A New Bedroom with a Dormer Window
One of the standout features of this renovation was the loft conversion, which allowed us to add a third bedroom. By installing a dormer window, we were able to maximize headroom and bring in much-needed natural light. We reinforced the floor and added a new staircase to the second floor, ensuring the loft space was easily accessible and structurally sound.

First-Floor Alterations: Hallway and Second Staircase
To accommodate the loft conversion, we made some key changes to the first floor. We created a new hallway, which allowed us to install a second staircase over the existing one, maximizing space while maintaining the home’s flow

Rebuilding the Rear of the House: New Kitchen and Utility Room
One of the major structural elements of this project was the complete removal and rebuilding of the back of the house. This gave us the opportunity to move the new kitchen and utility room to the rear. To further enhance the space, we added a roof lantern, which floods the kitchen with natural light, creating a bright, welcoming environment. The kitchen is now equipped with modern facilities, making it both stylish and functional.

Adding Convenience: Downstairs W/C
We also added a downstairs W/C to increase the home’s practicality. This small but important addition makes the ground floor more functional, especially for family living.

Two-Storey Rear Extension and Modern Upgrades
We rebuilt a two-storey rear extension, which significantly expanded the home’s living space. Along with the structural changes, we updated all the electrics, plumbing, and heating, ensuring that the property meets modern standards.

Prioritising Energy Efficiency: Full Insulation
Energy efficiency was a top priority for this project. We fully insulated the entire house, which means it stays warm in the winter and cool in the summer, reducing energy costs and making the home more comfortable year-round.

Conclusion
The renovation of 40 Burbage was a major transformation that resulted in a spacious, modern home designed for today’s lifestyle. The loft conversion with the dormer window, the roof lantern in the kitchen, and the addition of the downstairs W/C are just a few of the elements that make this property both practical and beautiful.
